Live cohort and in-brokerage AI training for Bay Area agents and teams. Taught by an operator who builds AI systems for real estate every day — not a course-seller selling certificates.
Generic AI courses don't understand your business. Brokerage training is years behind. Meanwhile, the agents who figure this out first are pulling ahead in the most competitive market in the country.
You've watched the "ChatGPT for realtors" videos. They teach you to write listing descriptions in 30 seconds. Cool. That's not a competitive advantage — every agent in your office can do it. You need systems, not party tricks.
By the time your brokerage rolls out an AI training, the agents who already learned are winning the listings. In the Bay Area market, waiting for institutional training is a slow-motion competitive loss.
You don't have time for a 40-hour AI fundamentals course. You need: "Here's the exact prompt to write a Compass-quality listing description." "Here's the workflow to monitor buyer signals." Working systems you implement Monday.
Built around the actual day-to-day of a Bay Area agent: prospecting, marketing, buyer engagement, listing marketing, client communication, operations. Each module ends with a working playbook you implement before the next live session.
I'm Koka Sexton. I build and run AI-powered demand-generation systems for B2B and real estate. Same playbooks I deploy for paying clients are what I teach here. You're learning from someone who lives in the work — not someone selling certificates.
Every module ships with concrete artifacts: prompt libraries tuned for real estate, workflow templates wired up in your tools, scripts for client conversations. Less "watch and learn." More "implement and ship."
Live cohort for individual agents. In-brokerage program for offices and teams.
Small cohorts (12 agents max). 12 live sessions over 6 weeks, twice weekly, 90 minutes each. Plus weekly office hours, the full playbook library, and access to the alumni community.
Brought into your office (or virtual for distributed teams). Curriculum tailored to your brokerage's stack, listings mix, and ICP. Includes manager enablement and ongoing optimization.
Built for agents who want to compound the AI advantage, not just learn a few tricks.
What changed in the 6 weeks.
"I came in knowing nothing about AI beyond ChatGPT. By week 4 I had a buyer signal monitoring system running and was publishing 4 SEO articles a week from one prompt. Closed two deals attributable to the workflows we built."
2 closes from cohort workflows"Brought Koka in for an in-house training for our 22-agent office. Within 60 days every agent was using AI for at least three workflows. Our office-wide social presence got more engagement in Q1 than the entire previous year."
22 agents, 60 days, measurable lift"I'd taken three other AI courses. Generic. Wasted time. This was the first one that taught me workflows I could implement during the session and ship by morning. The playbook library alone is worth the price."
First training that actually shippedSame value structure as the systems work: build once, optionally subscribe for ongoing.
Not a tour of 50 tools. The 12 that move the needle.
No. Module 1 covers AI foundations — prompts, models, and how to think about AI workflows. If you've used ChatGPT once, you have enough. If you haven't, the first session brings you up to speed.
Cohort is for individual agents — 12 people, mixed brokerages, public schedule. In-brokerage is custom for your office: tailored curriculum, your stack, your ICP, plus manager and admin enablement. Brokerage pricing is per-engagement based on size.
Cohorts run virtually via Zoom — Bay Area-friendly times. In-brokerage delivery can be on-site at your office or fully virtual depending on your team distribution.
Every session is recorded and posted within 24 hours. You can catch up async and ask questions in the community or at office hours. Most cohort grads miss 1–2 sessions live — that's expected for working agents.
The opposite. You leave with working systems you own, playbooks you can run without me, and the skill to build your own workflows. The optional ongoing tier is for agents who want updates as the tools change — not for agents who need hand-holding.
No. $5,000 is a one-time program fee. The optional $2,000/month for ongoing playbook updates and 1:1 access is month-to-month — pause or cancel any time.
Pick your format — cohort or in-brokerage. We'll build a training plan that fits your goals and your office. 30 minutes to map it out.
